Almost Half of the First Phase Sold at New Retirement Village in Oxfordshire

Despite the current global economic malaise Richmond Villages, an award-winning company that builds and operates retirement villages, has seen sales soar at its latest £60m development in Letcombe Regis, near Wantage, Oxfordshire.

The company reports that at its first public open weekend for Richmond Village Letcombe Regis in January, more than 170 visitors attended during the two days, and 16 reservations have now been placed on the 34 Independent Village Apartments being built as part of Phase 1 - 47% of those available.

Already well ahead of its own predictions, the company has also taken reservations for its Serviced Apartments which provide true assisted living, and a real alternative to living in a residential care home.

Paddy Brice, managing director of Richmond Villages, said: “We are greatly encouraged by this level of interest which has been backed up with deposit-paid reservations – especially as we are still 12 months away from opening and welcoming our first residents.

“Obviously we are conscious that the economy in general and property sector in particular remain unsettled by last year’s financial shenanigans, and we will continue to act cautiously, but these figures do give us reason for optimism.

“The show apartment opens at the end of April, and we are confident this will provide a further springboard to sales.”

Richmond Village Letcombe Regis, located just 10 miles north of junction 14 of the M4, will comprise a range of luxury homes that can be purchased by the over 55s. These will include deluxe Village Apartments, providing independent living combined with the reassurance of a secure and sociable community where care and assistance are close at hand if needed. These large apartments - averaging 1,000 sq.ft. in size - have a kitchen, substantial living room and one or two bedrooms, the majority also benefiting from an en-suite bathroom.

There will also be a range of Serviced Apartments for those requiring assistance, which is provided by Richmond’s own on-site domiciliary care team 24 hours a day. Living in a Serviced Apartment allows residents to maintain their independence, and while owning the property and having their own front door, they can also relax in the knowledge that all daily chores such as cooking, cleaning and laundry are taken care of. ‘Assisted living’ includes all meals and drinks, and residents have free use of all village facilities, yet still enjoy the privacy of their own home. These apartments will include a spacious living room, kitchenette, one or two bedrooms and an en-suite bathroom.

Both the Village and Serviced Apartments feature sumptuous carpets and décor throughout, and are appointed with high quality fixtures and fittings.

At the heart of the retirement village will be a nursing home with 30 bedrooms for those requiring 24 hour nursing, some of which being dedicated to specialist dementia care. A further area will comprise Horizon Suites to provide assisted living to those with a dementia, and suitable for either a single person or couples where one of them has a dementia.

The village's superb facilities will include a wellness spa with swimming pool, a restaurant, café, shop, IT room and library, craft rooms and a bowling green.

The sales office is located in a former gatehouse, and has been sympathetically restored to retain the building's character and charm. Built from local brick, stone and with a re-thatched roof, the two-storey building will be converted into a café and shop for residents and the local people of Letcombe, once the retirement village is up and running.

Equipped with the very latest computer generated walk-though and fly-over imaging, visitors can be given a comprehensive visual impression of what the village will be like once completed, and the precise location - complete with views - of their chosen property.

Surrounded by beautiful countryside, nestling beneath the Ridgeway and just a few miles from the ancient White Horse chalk carving, the new village has been designed to complement the vernacular of the South Oxfordshire/Berkshire border. The buildings are finished in a traditional, warm and welcoming dark brick and flint style, with the whole site enjoying a rural location comprising landscaped gardens, a meadow with nature trail, large lake and a brook. This nature reserve will have disabled access, and is being managed by the Berkshire, Buckinghamshire and Oxfordshire Wildlife Trust. It will also be open to residents of the local community.

Guide prices for the new village include Serviced Apartments, which range from around £250,000 to £450,000, and individual Village Apartments, which will be in the region of £295,000 to £595,000 (two bed), both en-suite.
